Stage 1: Preparation and Briefing

In this stage, we develop the detail of the project brief and make sure that everything needed for the design process is in place before Stage 2 begins. Our typical deliverables at this stage include:

  1. Preparing the project brief including project outcomes, sustainability outcomes, quality aspirations, and spatial requirements

  2. Undertaking feasibility studies

  3. Agreeing the project budget

  4. Sourcing site information

  5. Conducting site surveys

Stage 2: Concept Design

This stage is about getting the design concept right and making sure that the look and feel of the flexible workspace is proceeding in line with our client’s vison, brief, and budget. Our typical deliverables at this stage include:

  1. Preparing an architectural concept incorporating strategic engineering requirements; aligned to the cost plan, project strategies, and outline specification

  2. Agreeing any project brief derogations

  3. Undertaking design reviews with our client and project stakeholders

  4. Preparing a design release programme

Stage 3: Spatial Coordination

The purpose of Stage 3 is to spatially coordinate the design before our focus turns to preparing the detailed information required for manufacturing and constructing the flexible workspace. Our typical deliverables at this stage include:

  1. Undertaking design studies, engineering analysis, and cost exercises to test the architectural concept, resulting in a coordinated design which is aligned to the updated cost plan, project strategies, and outline specification(s)

  2. Documenting change control procedures

  3. Updating and managing the design release programme


Stage 4: Technical Design

This stage is about developing the information required to manufacture and construct the flexible workspace. Our typical deliverables at this stage include:

  1. Developing the architectural and engineering technical designs

  2. Preparing and coordinating the design team and building systems information

  3. Preparing and integrating specialist subcontractor building systems information

  4. Updating and managing the design release programme


Stage 5: Manufacturing and Construction

This is when the flexible workspace is manufactured and constructed. Our typical deliverables at this stage include:

  1. Finalising the site logistics

  2. Manufacturing the building systems and constructing the flexible workspace

  3. Monitoring progress against the construction programme

  4. Inspecting the construction quality

  5. Resolving site queries as required

  6. Undertaking commissioning of the building

  7. Preparing the building manual(s)

Stage 6: Handover

  2. Undertaking a review of project performance

Stage 7: Use

This is the period when the flexible workspace is in use, lasting until the space reaches the end of its life. Our typical deliverables at this stage include:

  1. Implementing facilities management and asset management strategies

  2. Undertaking a post occupancy evaluation of the space’s performance in use

  3. Verifying the project outcomes including sustainability outcomes
